San Clemente stayed tight even as national buyers faced 7% mortgage rates

For context, Realtor.com reported that mortgage rates surged above 7% for the first time since January 2025. Nationally, that pushed price cuts to 20.8% of listings, the highest share since October 2022, also per Realtor.com. San Clemente did not follow that script.
Price held, and then some
The Real Estate Data Aggregator put the median sale price in ZIP 92672 at $1,999,000 for the three months ending July 31, 2026. That is up 11.1% from the same three months in 2025. Nationally, the Federal Housing Finance Agency reported U.S. house prices rose just 2.6% year over year through July 2026. San Clemente ran well ahead of that pace.
Homes moved faster, not slower
The Real Estate Data Aggregator recorded a median of 39 days on market in ZIP 92672. That is 11 days shorter than the same period in 2025. Nationally, CNBC reported the average 30-year fixed rate climbed to 7.30%, and Mortgage News Daily put it as high as 7.58% on one Tuesday. Buyers in San Clemente kept moving anyway.
The Real Estate Data Aggregator also found that 42.2% of homes went under contract within two weeks of listing. That share was up 9.9 points from a year before. Nearly half of well-priced homes found a buyer in two weeks or less. That is not a slow market.
Sellers got close to what they asked
The Real Estate Data Aggregator put the average sale-to-list ratio at 99.2% in ZIP 92672. That is up 0.8 points from a year before. Sellers gave up very little from their asking price. And 25.2% of homes sold above list, up 6.8 points from 2025.
One honest note on volume
The Real Estate Data Aggregator counted 107 homes sold in ZIP 92672 for the three months ending July 31, 2026. That is down 6.1% from a year before. Pending sales fell 21.5% year over year. Fewer homes are changing hands. That is worth knowing. But with only 91 homes for sale, down 28.9% from 2025, the supply side shrank even faster than demand did. That is what kept prices firm.
